Is your company insured?
Yes, Mason Management Residential currently holds professional liability and errors and omissions insurance. -
Can I reach you after hours?
Yes, we are reachable after hours. We have a 24/7 maintenance line for emergencies. As for non-emergent inquiries, we try to respond as soon as possible either by phone or email. We are also able to schedule phone conferences after hours for tenants and owners that may not be able to speak during normal business hours. -
Can you put the money directly into my account?
Yes, we offer a direct deposit which takes 1-2 business days to clear your account from the date of transfer. -
Do I get to see the lease or sign it?
Yes, our team prepares all leasing documents and will send it to owners to review and approve prior to executing. In most cases, our property managers will sign the lease on the owners' behalf. However, if the owner prefers to sign the lease themselves, that is an option as well. -
Do you sell real estate too?
Yes, our team of property managers are comprised of licensed real estate professionals with over a decade of experience selling and leasing real estate in and around the Boston area. -
How and when do I get my checks?
Owners have the option to receive their funds either by check or direct deposit. Owners are paid as soon as funds are available and have cleared into our account from the tenants. 99% of our tenants pay through our online portal and funds clear our account in 1-2 business days. -
How is rent collection handled?
Each property will be set up with an online portal account. Tenants will have the option to mail or drop off checks to our office or pay online through their portal. 99% of our tenants elect to pay online as it is quick and easy. Our online system allows for tenants to pay the full amount or split the rental among their roommates. -
How long of a lease do you sign?
The majority of our leases are for a term of 12 months. We prefer to keep our properties in the June or September cycle so that they are always available during the peak rental seasons. -
How much security deposit do you charge the tenant?
Per Massachusetts law, tenants can only pay up to one month's rent as a security deposit. Most commonly, we will collect either a full or half months rent as a security deposit depending on the property and rental scenario (some factors that may affect this are pets, if the apartment is furnished, etc). We make suggestions on deposit collection, but each owner has the final determination on the total funds collected as deposits, within compliance of Massachusetts law. -
How soon can you start managing my property?
With all new accounts, we are typically able to fully set up the property and tenants in less than 24 hours. -
What type of properties do you manage?
We manage properties of all sizes for our owners. We manage condominiums, townhouses, single-family homes, and multi-family homes. At this time, we will not be managing any condo associations. -
What type of reports do I get and how often?
Our system and software offers a range of reports for our clients, which are accessible 24/7 through the owner's portal. At the beginning of each year, owners will also receive a detailed profit and loss statement for tax purposes. -
Who holds the tenant security deposit?
We currently have all of our tenant escrow accounts held at Bank of America. Owners have the option to hold the deposits themselves or can elect for Mason Management Residential to open and manage the escrow accounts on their behalf.
